Location:

The Webb quarters and cattle yards are located approximately 60km north west of Winton with 16km of unsealed road to the Landsborough Highway and 190km from Hughenden with 30km of unsealed road to the Kennedy Developmental Road. Webb is very well positioned as a breeding, backgrounding or fattening property with good access to the live export cattle markets through Townsville or Cloncurry as well as the meat works, feedlots and the store cattle markets to the south. Webb is in a tick free area.

Facilities / Services:

Webb has rural power and mobile phone coverage over most of the property. Winton has the usual rural shopping, schools, government agency, hospital, cattle yards with weighing facilities and rail trucking facilities.

Rainfall:

The Winton district average is approximately 400mm or 16 inches. Webb had an excellent summer season in early 2025 therefore has a good body of quality hayed off summer pastures.

Webb is 100% usable quality fertile pebbly chocolate and brown soil which is best described as undulating Mitchell and Flinders grass downs country. Due to the excellent season, Webb has a very good body of hayed off Mitchell and Flinders grass. The last of the cattle were sold in early October therefore early access could be negotiated with the successful purchaser. There is a heavy infestation of Prickly Acacia mostly around the dams and small creek systems with large areas of open downs with little to no prickly acacia.

Waters:

Webb is watered by 9 dams and one sub-artesian bore. This bore is used to water the cattle and sheep yards and a couple of troughs outside the yards.

Web has a 25% ownership share with the neighbours in a flowing artesian bore that was completed in May 2009. This bore RN118340 was drilled to a depth of 1235 meters and when tested in July 2009 had a flow rate of 28.43 l/s or 2,456,352 litres per day (545,856 gallons per day). It had 35 lbs. pressure and was 81 degrees C. This bore is located approximately 2.5 km from the Webb boundary on the neighbouring property, Strathfillan. There is no existing pipeline from the bore head to Webb boundary. There is a signed water agreement between the three neighbouring owners of this bore.

Fencing:

The fencing is best described as mostly old sheep fences in poor to reasonable condition. There are 4 main paddocks and 2 holding paddock.

Yards:

The steel cattle yards are a mixture of permanent panel and steel with mesh and are in working condition. There is an undercover panel race with CIA cattle crush, calf cradle, loading ramp and round yard draft with crow’s nest. The steel sheep yards look to be in good condition although they have not been used for many years.

Quarters & Woolshed:

There is a good solid shearers quarters on concrete stumps that would require very little work to make them liveable and operational. They have not been used for many years.

The wool shed is also a very solid sound building that is in good usable condition. There is a 2-bay steel shed in good condition, with one bay being open and the other bay being fully enclosed and is lockable.

Livestock & Plant:

Webb is offered for sale bare of livestock, plant and equipment.

This is an opportunity to purchase a very good quality fertile open Mitchell & Flinders grass downs property that requires considerable infrastructure improvements especially with the waters. The 25% ownership of the share flowing artesian bore will allow these water improvements to happen.
