Homestead & Buildings:
The stand-out feature of Gunadoo is the excellent condition of all the infrastructure which is enclosed in a fully fenced and graveled homestead complex.

The older style three bedroom, one bathroom timber home is air-conditioned and set on steel adjustable stumps in a 4,600 square metre garden enclosure. The dwelling is well maintained with nice wide verandas on two sides looking out over the garden and the two heritage steam engines. The mature shade trees and large expanse of lawn provide a tranquil setting to relax in. Inside this fenced garden area is a four bay steel vehicle shed with one bay fully enclosed, a cubby house, an above ground dog kennel and an aviary.

An old tram has been converted into fully self-contained accommodation and is used for staff quarters. There is a 15m x 8m skillion roof covering the tram, with one enclosed side where the space is used as a double vehicle carport.
There are two large 18m x 9m steel frame, three bay sheds that are used for machinery storage. One bay is concreted and used as a workshop and there is a swing arm gantry with 250kg electric winch mounted inside. Beside one of the sheds is a twenty-foot shipping container set on steel stumps and covered with an additional roof. There are numerous other sheds which are lockable & concreted and currently used as a stable, a saddle shed and for storage. There is also a chook run beside the 6m x 3m saddle shed.

Country:
Gunadoo is 100% usable gently undulating Mitchell, Flinders and Buffel grass open downs country that has a good mix of summer herbages. The 32 Ha Creek Paddock with the O’Connell creek channels is located on the eastern side of the property.
Gunadoo is basically Prickly Acacia free and if any small seedlings are found they are quickly poisoned. This property is located in the tick zone therefore you do not have to dip cattle coming onto the property. There is a buffer fence between Gunadoo and the neighbouring property to the south that is the tick line.

Waters:
There are two water supplies to the property. Town water is piped directly to the homestead complex and is plumbed into the house. Bore water, sourced through the GABSI Allaru project water scheme is piped from the neighbouring property into 2 x 5,000 gallon poly tanks as well as a 3,000 gallon tank that is located in the cattle yards. This bore water can be connected into the homestead complex water system if required.
There is one dam, several troughs and seasonal waterholes on Gunadoo as well. Water can be piped through 63mm poly pipe from the dam to the poly tanks if required.

Fencing & Yards:
The fencing is best described as being in very good to excellent condition. The flood fencing across the O’Connell creek channels is of the highest quality. There are four main paddocks and two small holding paddocks as well as two laneways that connect to the yards. There is a very good set of mostly portable steel cattle yards (with some permanent posts) complete with an undercover cattle crush with liveweight scales, and shade trees. There are several small holding yards and a large feed yard, complete with concrete feed bunks and water.

Livestock & Plant:
Included in the auction sale will be 46 feeder steers, two grain silos, roller mill, two augers, 25 tonne molasses tank and two overhead fuel tanks. A full list of plant and equipment that will be included in the sale, will be available at inspection.

Agent Remarks:
This is an outstandingly presented property that would be an ideal place for retirement or a base to run another business from while being close to town. All improvements are solid and have been very well constructed.
