OVERVIEW: 

Enryb Downs is located approximately 95km north-east of Winton and 190km south-west of Hughenden. There is approximately 35km of unsealed road from the Kennedy Developmental Road to the Enryb Downs homestead and cattle yards, via the Olio-Muttaburra Road. Enryb Downs is in an ideal position to capitalise on the live export market to the north and the meatworks, feedlots and the store markets to the south. This is a tick free area.

Enryb Downs is currently running approximately 3149 Adult Equivalents (One AE = 400 kg dry animal)

The property is best described as 100% usable and productive. This Mitchell/Flinders grass undulating open downs country produces high weight gains at a low cost. The season is very good and the pasture is a very good mix of Mitchell, Flinders and Buffel grass as well as the native Queensland Blue grass and summer Herbages and Forbes.

The Enryb Downs waters can be monitored 24/7 with the OBSERVANT Water Level Monitoring System from anywhere in the world (where you are able to get mobile phone coverage or internet service). Text alerts are sent if water levels are dropping and smart phone can be used to log in and manage the system, thus giving security in knowing that your livestock always have a good supply of fresh water ahead of them. The OBSERVANT Water Level Monitoring System will be included in the sale.

Enryb Downs is enjoying a very good season with excellent summer rain – so far 319mm for 2024 and there was 392mm in 2023. The long term Corfield district average rainfall is around 415mm.

FACILITIES/SERVICES: 

Winton offers primary and secondary schooling to grade 12, hospital and medical services, the usual rural business, Government agency and personal shopping. There are cattle yards with liveweight scales as well as rail trucking facilities in Winton. There is a twice weekly air service to Townsville and Brisbane with a daily bus service to and from Brisbane and Darwin. Enryb Downs has rural power, landline telephone, internet, satellite TV and a twice weekly mail service from Winton. Mobile phone service is accessible in a couple of areas with a Cel-fi mobile phone booster.

COUNTRY:

Enryb Downs is predominately gentle undulating heavy carrying Mitchell and Flinders grass downs country with the Nesbitt creek systems running through the property.  There is a very good scattering of Buffel grass along the creek systems, out on the tighter ridges and through areas of the traditional Mitchell/Flinders grass downs country. At present there is a very good body of dry summer herbages and forbs such as pig weed, button grass, cow vine and indigo growing alongside the hayed off Mitchell, Flinders and Buffel grass. There is very little ashy Flinders grass downs country on Enryb Downs.

The open downs country is nicely shaded with Whitewood, Vinetree and Mimosa bush with Coolibah and Bauhinia trees along the creek systems. There are little to no Prickly Acacia on the property and new seedlings are quickly sprayed when spotted. There are scatted Parkinsonia trees mostly along Nesbitt creek and around some of the dams.

WATERS:

The number and the spread of the water improvements on Enryb Downs is the stand- out feature, with no less than 38 water troughs and 13 dams. Water infrastructure has been designed to ensure a beast will find itself within 1.5km of water no matter where they are on the property. This is the case for all paddocks except for 6 Mile and Vindex paddocks.

All water sources are at elevated locations allowing for water to be gravity fed to tanks and troughs. This ensures minimal pressure in the pipelines. The majority of the troughs have a 5,000 gallon poly tank to ensure they have a constant supply of water.

FENCING:

Most of the fencing on Enryb Downs is in good stock proof condition consisting mostly of ring lock and 2 barbs or 5 plain and one barb. There are two lanes – western lane and eastern lane making stock movement easier. There are three fence lines that will need replacing soon and a few others that need continual maintenance. There are several block fences in the lane as well as water squares with troughs.

The steel cattle yards are located at the homestead complex include calf cradle, drafting facility, crush and head bail. These yards include a water trough and sprinkler system plus two large coolers at the rear of the yards, one with a water trough. There is an old stable beside the cattle yards.

HOMESTEAD:

There are 3 bedrooms (two with built-ins), bathroom with shower, bath & toilet as well as an additional bedroom with en-suite (shower & toilet) on lower level. The homestead had new windows installed in 2020. A new switchboard was installed in November 2021 as were new reverse cycle air-conditioners for the main bedroom, spare room and lounge room. Concrete stumps were packed and adjusted in 2022 and a new waste water treatment system and pipe work was completed in May 2024. There is also a laundry with coldroom, office with attached storage room, kitchen/dining room with separate lounge room. The main rainwater tank at the house was replaced in October 2021 with a new 2,200 gallon tank.

The two bedroom cottage had new reverse cycle air-conditioners (installed in 2022) in the two bedrooms and open plan kitchen, dining & lounge room. The main bedroom has built-in cupboards. There is a bathroom with shower, toilet and combined laundry. New windows were also fitted in 2022. There are two carports at each end of the building as well as a large open veranda deck at the front.

BUILDINGS:

There is a new 15M x 27M x 5.1M steel frame hay/storage shed that was erected in September 2020. A 16 square metre slab was laid in the workshop area of the vehicle & workshop shed. The plane hangar is currently being used for storage. The old shearer’s quarters have not been used for many years and would require work before use. There is a 37 tonne Molasses tank that was new in 2020.
