Country:
Kellys Creek has a very good mix of country with heavy carrying undulating pebbly open downs country with the Kellys Creek system running down through the middle of the property. There are areas of lighter carrying, sweet creek flats that are well shaded with Coolibah trees. The major grasses are Mitchell and Flinders with a good spread of Buffel along the creek system and onto the downs. Vinetree & Whitewood trees lightly shade the open downs country on both properties.
Pauralos Park is mostly good, heavy carrying undulating Mitchell and Flinders grass open downs with Coolibah trees along the creek channels. These channels are the headwaters for the Darr River, as the property is situated at the top of the watershed. Kellys Creek and Pauralos Park are both free of prickly acacia.
There are small areas of ashy downs country on both properties that is very well grassed with Flinders grass, summer herbages, forbs, vines and native legumes following the excellent recent rainfalls. There would be exceptional livestock weight gains and production from this country over the next 4 to 6 months.

Waters:
Pauralos Park and Kellys Creek are watered with an artesian bore that is presently pumping at approximately 1200 gallons per hour with timer clock settings. Mains power is connected to the Mono bore pump and another electric transfer pump that pushes water to the Pauralos Park water points and to the Kellys Creek turkey nest storage facility. The bore was originally drilled to a depth of 1240 metres in 1912. In June 2014 the bore was reconditioned and relined with 127mm casing to a depth of 76 metres.
Pauralos Park water is piped through approximately 20km of poly pipe to 9 tanks and 15 troughs. Water security is backed up with 6 dams on Pauralos Park, three of which have recently been desilted. There are 8 dams on Kellys Creek plus seasonal waterholes along Kelly Creek that can last for up to 6 months depending on the length of the wet season. Water is piped from Pauralos Park to a storage facility at the Kellys Creek homestead complex, where it is then pumped to 10 tanks and 12 troughs putting bore water into every paddock on Kellys Creek.

Fencing & Yards:
Most of the fencing on Kellys Creek is dual purpose sheep/cattle fence that is in good to very good condition. It is mostly 5 plain wire with 2 barbs and has been well maintained. Kellys Creek had been a Dorper/Australian White breeding property for well over 10 years therefore the fencing had to be good. It is subdivided into 7 main paddocks and 4 holding paddocks. The fence along the railway line is steel pickets, 4 plain and 2 barb with wooden droppers. There is approximately 12km of older netting fence along the western boundary joining the property “Hartree”, that is in good stock proof condition.
A recent addition to Kellys Creek is the portable steel cattle yards, complete with loading ramp, crush and race. Water is connected to the cattle yards.
There is a very good set of steel sheep yards complete with classing race that have been rebuilt over the past 10 years on Kellys Creek. Water is available at the yards.
The fencing on Pauralos Park is mostly dual-purpose sheep/cattle fencing in good to very good condition. This property previously operated as a Dorper/Australian White sheep enterprise as well, therefore fencing is good. There are 6 main paddocks and 6 holding paddocks on Pauralos Park.
The steel sheep yards are in good condition with good facilities including a raised covered race and work area and steel loading ramp. There are also two large sheep holding yards with water connected to the yards. A new set of Clipex cattle yards, complete with air operated crush and working area were built in 2019.
There are several cattle holding yards with water troughs.

Improvements:
Both properties each have machinery/workshop sheds and other small storage sheds that are in good condition. They each have a 6-stand shearing shed that were in good sound condition when last used, 5 to 7 years ago. There is an old set of quarters at Pauralos Park with no quarters at Kellys Creek.

Homestead:
The Kellys Creek homestead is a very comfortable timber frame homestead that is well maintained with 3 air-conditioned bedrooms and an office. There is also a modern kitchen, 2 bathrooms, lounge and dining area. The homestead is set in an established garden with lawn, trees, shrubs, fruit trees and an unused tennis court.
The Pauralos Park house has not been lived in since 2019. It is a solid 4-bedroom homestead with an office which is set on concrete stumps.

Carrying Capacity:
Both properties are currently running approximately 2,500 mixed cattle and 1,000 Australian White sheep. Estimated carrying capacity 18,500 DSE or 2,700 AE (Cattle Adult Equivalent) in an average season.

Price:
The asking price is $400 per acre bare of livestock, plant & equipment.
Vendors would be interested in selling livestock and a limited list of plant & equipment to the purchaser if that is an option.

Agents Remarks:
The stand-out features of these two properties are the quality fertile soils, very good water security and their location.
Kellys Creek and Pauralos Park are well maintained cattle/sheep properties that have a very good mix of country allowing for breeding, backgrounding and fattening of both cattle and sheep. There is sweet pebbly fattening country along the creek systems, running back into heavy carrying pebbly Mitchell/Flinders grass open downs country.
The properties are very well positioned along the Landsborough Highway halfway between the progressive towns of Winton and Longreach. It is clean, tick free country with good scale and ease of management.
There are no prickly acacia or other known noxious weeds on Kellys Creek or Pauralos Park. The properties are positioned towards the centre of the open downs country therefore kangaroos and dingoes are not considered a major problem.
Kellys Creek and Pauralos Park combined were the original Kellys Creek property until a family sub-division. Since the current ownership of these properties, they have been operated as the original Kellys Creek holding.
