Location:
The “Mudgeacca” homestead is situated approximately 23km from the town of Boulia and 17km from the Winton to Boulia highway. Boulia is *354km south of the city of Mount Isa and *360km west of Winton.
The property is well positioned to service the live export cattle market to the north or operate as a stand-alone breeding and fattening property. Being Certified Organic, Mudgeacca would be an ideal backgrounding and fattening depot for the large organic or non-organic breeding properties to the north-west of Queensland or further west into the Northern Territory.
Facilities & Services:
There is telephone service, limited mobile phone coverage and twice weekly mail service. Primary education in Boulia is from kindergarten through to year 6 or with Mount Isa or Longreach Schools of Distance Education.
There are cattle handling, weighing and trucking facilities in both Winton and Mount Isa. Rex Airlines services Boulia on their western Queensland route, Brisbane to Mount Isa via Birdsville on a weekly basis. The closest daily bus run is from Brisbane to Mount Isa passing through Winton. Mount Isa city has a very good local service centre and government agencies where the majority of business can be carried out.

Rainfall:
265mm (10.4 inches) average per annum. There have been the usual patchy storms of 50mm to 110mm over Mudgeacca in the past couple of months giving the country a good start.
One of the greatest assets for Mudgeacca is the vast hard hilly catchment area to the north and north-east of the property that channels the runoff water over a large area of the property during floods.
The Hamilton River catchment covers *13,350 square kilometres with the head waters reaching back *200 km while the Burke River catchment covers an additional *18,800 square kilometre with its head waters going back *220 km. The headwaters for both these catchments are in a marginally higher rainfall area therefore having the potential to provide good pasture from a flood without Mudgeacca having received any rain.
The Nine and Five Mile creek channels have the added benefit of not only the local rainfalls but also the Burke River overflow. A 3m flood in the Burke River at Boulia would be considered a handy flood with a 3.6m flood being a good flood covering *70,000 acre depending on the water levels in the other creek systems at the time. The higher the flood, the larger the area that gets flooded.
Country:
Mudgeacca is best described as a very good mixture of predominantly western Queensland, red pebbly Mitchell and Flinders grass open downs country. It has areas of claypans, ironstone & sand ridges dissected with alluvial floodplains from the Nine Mile and Five Mile creek systems and the Hamilton River channels. 100% of Mudgeacca is usable productive country.
This is sweet fattening grass country that will also grow a very good mixture of herbages, forbs, salines and edible bushes such as Bluebush and Mimosa. There are mostly Coolibah and Gidgee trees along the channels and water courses. Other timber found on Mudgeacca is Whitewood, Vinetree, Dogwood, Corkwood and the ancient Waddie Tree. There is a spread of Buffel grass along the sandy creek systems and a couple of paddocks that have a moderate infestation of Prickly Acacia trees.
There are areas of ashy soft downs country that grows Bogan Flea burr and other winter and summer herbages, native legumes and vines. This is low cost, high weight gain country and the use of pasture supplements is rarely required.
Once the Burke River reaches a height of 3m at Boulia, the overflow runs out into the Nine Mile channels with *39km double frontage and the Five Mile channels with *30km double frontage. There is *15km double frontage to the Hamilton River channels.
Waters:
Water security is very good with 13 bores of which 3 flow, 6 dams and numerous seasonal waterholes in the channels. There is *23.5km of blue line 63mm poly to 25 poly tanks that are a mixture of 31,500L and 45,000L. There are no less than 38 troughs and 10 Farmbot water monitoring units.
The three flowing bores, drilled between 2000 and 2002 to a depth of 96m to 560m, have a flow rate of 560 to 600 gallons per hour with very little pressure. The other 10 sub-artesian bores are very shallow with a depth range of 28m to 49m and one at 91m. Two bores were drilled in 1953 and 1998 with the other 8 drilled between 2014 and 2023, so they would be considered relatively new in the life of a bore. Two of the newer bores are unequipped while the balance are equipped with solar pumps.
Fencing & Yards:
Mudgeacca has 17 main paddocks and 5 holding paddocks with the Coorabulka feeder road fenced on both sides apart from in the house paddock. The fencing would be best described as good to very good and is well maintained apart from a couple of old fences that are in the plan to be pulled down. There are well maintained old sheep fences that will need to be replaced as required in the future.
There is a good set of steel cattle yards complete with race draft, crush, branding cradle and loading ramp. There is a large cooler and holding yard with water troughs in the yard and holding yards. These cattle yards are *56km from the highway just in off the Coorabulka road. There is a set of steel sheep yards at the woolshed that haven’t been in use for over 20 years or more.
Improvements:
There is a large steel *18m x 36m shed that had been used as a woolshed in the past. Part of the shed floor is concreted and is currently used as a hay and storage shed. The open end of this shed has the potential to be used as a cover over a new set of cattle yards if so desired. The old set of quarters and ablution block at the woolshed is in fair condition.
At the Mudgeacca homestead, there is a large steel *18m x 20m machinery shed/hangar that carries the large array of solar panels on its roof. There is a Fronius Symo 20kw solar inverter stand-alone solar system complete with back up diesel generator that powers the Mudgeacca homestead complex. There are several other sheds that are used for the solar set-up, storage and stables.
Homestead:
The recently renovated homestead has 3 bedrooms, office, kitchen/dining room, veranda and an enclosed downstairs laundry room. The house is fully air-conditioned and also has a cold room, dishwasher and is set in a garden with lawn, trees and shrubs.
Cattle:
Mudgeacca is currently running *2,500 mixed branded cattle with cows calving now. The break-up as at October 2025 was 1100 cows (330 are Organic), 25 bulls, 636 Organic steers (185 #3’s, 281 #4’s, 170 #5’s 1st round), 482 Organic heifers (266 #4’s joined, 216 #5’s unjoined 1st round) & 204 mixed sex Organic branded calves still on their mothers. There are two mustering rounds per year, usually in April and October.
