Neighbouring property, Dynevor Downs has rainfall records dating back to 1880 with the average for all years of data being 287mm or 11.5 inches. The 43-year Wombula average is 274mm or 10.9 inches. 144mm has been recorded for 2021. Twelve-month rainfall to 30/04/21 stands at 320 mm.

Country:

Wombula has an excellent mix of land types. The over 10,000 acres Homan blade ploughed red loam soil makes this property unique in this area. This country is lightly timbered with Whitewood, Bloodwood, Beefwood, Vinetree, Gidgee and many different species of Eucalypt trees. The undergrowth is mostly areas of green bush such as Emu Bush, Mulga, Cassia and Turpentine Bush.

This blade ploughed country was sown with Buffel grass and is inside the 30,000 acre exclusion fence area therefore allowing careful management and control of the spreading Buffel grass and other edible pastures. There has been a very good increase in the pasture health and productivity following the blade ploughing. Following beneficial rainfall across the harder Mulga ridges, this water run-off gently floods the hollows leaving a wonderful mix of different pastures such as Mulga Mitchell, Mulga Oats, Queensland Blue Grass, Neverfail, Windmill Grass, Grey Beard Grass, Woolly Butt Grass, Buffel Grass and Kangaroo Grass. This country has a perfect mix of Forbs and Salines that include Pig Weed, Parakeelya, Goat Head, Gidgee Burr, Blue Burr, Copper Burr and many others too numerous to mention.

The balance of the property is a mix of harder Mulga type country with stony outcrops running back onto range country. A stand-out feature of the Wombula aggregation are the very large trees growing through-out the property. These trees, which include Whitewood, Bloodwood, Beefwood, Vinetree, Gidgee and many Eucalypt species indicate the depth of soil and fertility of the country.

41.5% of Wombula has a locked in PMAV and can be retreated making this a very valuable asset. The white areas on Yenloora are not to be retreated for the term of the Yenloora Carbon Project.

Yenloora Carbon Project, which is only on the Yenloora lease, is a great asset to the property delivering up to $180,000, net per year extra income for the remaining 5 years of a 10 year initial contract. With the considerable increase in the price of the Carbon ACCU’s it is looking very positive going forward when the initial contract expires in four years’ time and a new contract price is negotiated. Waters:

‘White Gold’ The feature of Wombula and Yenloora is its unlimited, self-propelled water supply. There are 9 artesian bores that are all capped and piped, supplying water to the property. Five are owned, three are half-share and one is on a water agreement. These bores are all in very good order and most have pressure range of 32 to 53 lbs per square inch with the flow range of 31,000 to 420,000 gallons per day. The bore water has a temperature range of 28 to 53 degrees Celsius at the bore head. There are at least 76 water troughs, 13 x 5000 poly tanks, 7 cement cup & saucer tanks plus old cement tanks. Homestead Buildings:

The main homestead (which is less than five years old) has three bedrooms, an office and a large open plan kitchen/dining/lounge room opening to the front veranda. You can enjoy a BBQ and a drink from the gauzed-in back veranda while appreciating the beautiful sunset reflections across the small lake. There is an en-suite for the main bedroom, a second bathroom, an up-stairs laundry and down-stairs cold-room. All the rooms have built-in cupboards and reverse cycle air-conditioning.

Improvements:

The large 12-man shearer’s quarters is in good sound condition and has recently been re-stumped with 100 adjustable steel stumps. The kitchen and the dining room are air-conditioned. The Parks are exceptional neighbours and very keen to continue with this boundary replacement project to which they contribute a generous half share. Currently there is 13.7 km of the same style fence being erected which will replace the entire boundary with the southern neighbour “Boodgherree”. The fence joining “Wathopa” is the next boundary fence that would be considered useful to replace. It is still in good stock-proof condition but requires regular maintenance especially at the pressure points. The balance of the boundary would be considered good to excellent.

The majority of the internal fencing on Wombula is new or as new with a limited number of older maintained fences in service. A three-stage laneway has been incorporated into the exclusion fence on Wombula. The internal fencing on Yenloora is older with the need for on-going replacement of some fences, although the Carbon Project will now put a different focus on fence replacement to what it has been in the past. Large gateways have been included in the fencing for ease of livestock movements and for shifting the dozer around the property.

The sheep/cattle yards at the Yenloora homestead share a dual-purpose large holding yard. The cattle yards are mostly timber post with timber rails and a small number of portable panels. There is a crush, calf cradle and water is piped to both the cattle and sheep yards. The sheep yards are mostly wooden post and wire. The Apex cattle yards on Wombula are a mixture of timber post and timber rails, steel post and steel rails or portable panels. There is a crush and water has been piped to the yards.

There are a very good set of sheep yards at Wombula homestead complex. They are mostly steel post and steel rails in the working area and the pressure points. In the low-pressure area, it is mostly wooden post and wire. There is a roof over the classing/drenching race and water is piped to the yards. The Wooly cattle yards are a mixture of steel post and steel rails and portable panels. There is a crush and a calf cradle and water is piped to the yards and to the holding square.

Carrying Capacity:

The considered long term fully sustainable safe carrying capacity of Wombula & Yenloora is rated at 2,500 Adult Equivalent (AE) cattle units or equivalent. This country is best described as opportunity stocking country where you will be able to run large numbers in the years of above average seasons and reduced numbers in the low rainfall years. You need to be able to work with the seasons. The Yenloora Carbon Project and the 30,000 acres inside the exclusion fence enhance the business model to withstand the dry seasonal spells.
