Kellys Creek is a very well maintained sheep property that has a good mix of country allowing the breeding, backgrounding or fattening of both sheep and cattle. It has good sweet pebbly fattening country along the creek system, running back into heavy carrying pebbly downs country. The property is very well positioned along the bitumen Landsborough Highway half way between the progressive towns of Winton and Longreach. There is no prickly acacia or other noxious weeds on Kellys Creek. Kellys Creek is positioned towards the centre of the open downs country therefore very few dingoes ever get out into this country and the kangaroos are not considered a problem unless the surrounding areas are droughted. Follow up rain of 140mm on the 25th and 26th March will ensure a very good 2019 season.

Location:  The Kellys Creek homestead is situated approximately 100km north-west of Longreach and 80km south-east of Winton, just off the Landsborough Highway. There is approximately 17,500 acres on the eastern side of the highway with approximately 11,500 acres on the western side. The Longreach to Winton rail line runs parallel to the highway for the full distance through Kellys Creek.

Facilities/Services:   There is STD phone service, mobile phone coverage, rural power, twice weekly mail service, primary and secondary schooling in Longreach as well as the Longreach School of Distance Education. There are live weight cattle sales in Longreach when in season as well as rail trucking facilities. Daily air flights are to and from Brisbane with two flights per week to and from Townsville, daily bus services to and from Brisbane and Rockhampton.

Area & Tenure:  11,753.49 Ha (approximately 29,042.8 acres). There is also 337 acres of road reserve.  Lot 3 MO66 Freehold – Longreach Regional council

Rates: $6212.39 per half year

 Rainfall:   400mm (16 inches) average per annum.

Country:  Kellys Creek has a very good mix of country with heavy carrying undulating pebbly downs country with the Kellys Creek system running down through the middle of the property. There are areas of lighter carrying sweet creek flats that are very well shaded with Coolibah trees. The major grasses are Mitchell and Flinders with a good spread of buffel along the creeks, as well as other soft summer grasses and herbages. Vinetree and Whitewood trees lightly shade the open downs country.

Waters:  Kellys Creek is watered by 8 dams ranging in size from 4,000 to 30,000 cubic yards and several waterholes along Kellys Creek that can last for up to 6 months depending on the length of the wet season. There is a legal binding water agreement between the owners of Kellys Creek and the owners of Pauralos Park for the supply of 60,000 litres per day from the artesian bore on the neighbouring Pauralos Park. This water agreement will be included in the sale contract. Water is piped from Pauralos Park to a storage facility at the Kellys Creek house, where it is then pumped to 10 tanks and troughs into every paddock on Kellys Creek.

Fencing & Yards:  Most of the fencing on Kellys Creek is dual purpose sheep / cattle fence that is in excellent condition. It is mostly 5 plain with 2 barbs and has been very well maintained. Kellys Creek has been a Dorper breeding property for well over 10 years therefore the fencing has to be good. It is subdivided into 7 main paddocks and 3 holding paddocks. The fence along the railway line is steel pickets, 4 plain and 2 barb with wooden droppers. There is approximately 12km of older netting fence along the western boundary joining the property “Hartree” that is in good stock proof condition.

There is a very good set of steel sheep yards complete with classing race that has been rebuilt over the past 10 years. Water is available at the yards. There is still one small area around the wool shed to complete the rebuild.

There are no cattle yards on Kellys Creek.

Carrying Capacity:  With follow up rain of 140mm on the 25th and 26th March 2019 the vendor would expect to comfortably carry 8,000 sheep until the end of the year.

Improvements:  There is a very neat and comfortable air conditioned timber frame homestead that is well maintained. It has 4 bedrooms, office, open plan kitchen/dining/lounge area, 1 bathroom and 2 toilets. A free to air TV and Sky Muster dish will be included in the sale.  The homestead is set in a well established garden with lawn, trees, shrubs, fruit trees and tennis court. The garden and greenhouse are watered by an automatic watering system.

There is a 4 bay steel frame machinery / workshop shed, large workshop.

The wool shed has 6 stands and is in good workable sound condition. There is the need for new wool bins. There are no shearer’s quarters on Kellys Creek. Shearers travel back to Winton after each days shearing. 2 x molasses storage tanks on stands.
